How do I submit a maintenance request?

When are Quiet Hours?

In accordance with the Lakeview House Rules, quiet hours are from 10:00 PM to 7:00 AM.

What are Lakeview's Parking Rules?

According to the Lakeview House Rules:

  • Residents should only park in their assigned stalls, not in guest parking stalls.
  • Vehicles must fit completely within the stall lines.
  • Vehicles (including motorcycles/mopeds) are not to be parked behind one another.
  • Residents are responsible for keeping their parking stalls clean, to include removing oil, grease, and debris.
  • Guests are permitted to park in guest stalls without a permit from 6:00 AM to 2:00 AM.
  • Guests parking between 2:00 AM and 6:00 AM must display a parking permit on their dashboard.
  •  Vehicles without visible permits will be subject to towing at the owner’s expense.  Please refer to the parking signs posted at the guest stalls.
  • To request a parking permit, contact Jason Balchunas, Lakeview’s on-site Property Manager, at jason@angelsms.com at least 48 hours in advance of when the pass will be needed.  Include your unit number, dates needed, and the vehicle’s make, model, color, and license plate number.
How do I dispose of trash that won't fit in the Rubbish Bins?

The terms of Lakeview’s trash collection agreement require all rubbish to be located within the plastic bins.

Cardboard boxes should be broken down or cut into pieces small enough to fit into the bins (a utility knife or electric cardboard cutter works well for this purpose).

What are the rules for Air Conditioning Units?

Installation of all air conditioning units/systems requires prior approval from the Board of Directors.

You can start the process by sending Brenda Aburto an email or calling her at 808-593-6816.

You will need to know what type of Air Conditioning you want to install and (for mini-split systems) where you plan to put the compressor.

Compressors are not allowed to hang from any part of the unit.

All water discharged from an A/C unit must be captured in an adequate container.

What are the rules for Solar/Photovoltaic Panels?

Installation of all solar and/or photovoltaic panels requires prior approval from the Board of Directors.

Am I allowed to hang Holiday Lights?

Holiday lights are permitted, but they should not be attached with nails to lanai railings or fences, and they must be removed by mid-January.

How can I dispose of my Christmas Tree?

Artificial trees must be broken down into pieces small enough to fit into the rubbish bins or taken to an official Waste Drop-Off location, such as the Waimanalo Convenience Center (see next FAQ) or the Kapa’a Transfer Station.

Live Christmas trees may be disposed of by either:

  • Sawing them apart and bundling the pieces to fit into the plastic rubbish bins, or
  • Taking them to the Kapa’a Transfer station at 100 Kapa’a Quarry Road in Kailua (open Mon-Fri 10:00 AM-6:00 PM and Sat-Sun 7:00 AM-6:00 PM)
Where is the nearest trash dump?

The nearest dump is the Waimanalo Convenience Center, located at 41-241 Hihimanu Street in Waimanalo, which is about a 10-minute drive from Lakeview
